Rental Process

Yakima Housing Authority (YHA) thanks you for your interest in the Section 8 Housing Program. This program was created in 1937 and is managed by the U.S. Department of Housing and Urban Development. Several programs are operated under Section 8, including the Housing Choice Voucher Program which pays property owners a large portion of rent and utilities to more than two-million households throughout the United States.

The Process

YHA’S JOB

  • Review all applications to see if applicant is eligible for the program
  • Explain all the rules of the program to program to all families who are qualified
  • Issue voucher, if necessary assist family in finding a place
  • Approve unit, owner, and tenancy
  • Ensure both family and unit continue to qualify for program
  • Make sure both owner and tenant are following program rules
  • Provide owners and families with professional services
  • Make housing assistance payments to owner in timely manner

FAMILY'S JOB

  • Provide YHA with complete and accurate information
  • Make an effort to find suitable housing that qualifies in the program
  • Cooperate in all YHA appointments
  • Take responsibility for the care of the unit
  • Comply with lease agreements
  • Comply with voucher obligations
FAMILY'S JOB

OWNERS'S JOB

  • Screen voucher applicants to determine who is the best fit
  • Comply with Fair Housing Laws
  • Maintain housing by making timely repairs
  • Consider family’s background
  • Paying rent/utilities
  • Caring for the property
  • Respecting rights of others
  • Engaging in drug crime related activities
  • or other activities that are a threat to life, safety, and property
  • Compliance with essential conditions
  • Comply with HAP contract
  • Collet rent by tenant otherwise enforce lease
